Please read the following terms and disclaimers carefully before proceeding with any booking or registration on the Tripura Urban Development Authority (TUDA) portal. By using this website and booking a unit, you agree to the following conditions:

1. RERA Compliance & Area Calculation

In accordance with the Real Estate (Regulation and Development) Act, 2016, all financial transactions and rates are based strictly on the Carpet Area.

  • Any mention of Gross or Super Built-up area rates is provided solely for the purpose of giving potential buyers a better understanding of the spatial scale.
  • For reference, the Gross/Super Built-up area is calculated as approximately 30% extra over the Carpet Area.

2. Construction Estimates

The areas, dimensions, and rates provided on this website are best estimates based on current plans. These may be subject to marginal differences during the actual construction and final measurement process.

3. Floor-wise Pricing

Please note that rates may vary marginally depending on the floor level. As per the current pricing policy, higher floors will carry lower rates.

4. Additional Statutory Charges

The quoted booking or flat prices do not include government levies. The following charges must be paid extra by the allottee as applicable:

  • Goods and Services Tax (GST)
  • Registry/Stamp Duty Charges
  • Occupancy Fees

5. Car Parking

Car parking spaces are not included in the flat booking amount. Parking slots will be charged separately and sold at a later date.

6. Booking Restrictions (One PAN, One Unit)

To ensure fair distribution, One PAN Number shall be used for only ONE booking. Multiple bookings under the same PAN are not permitted.

  • Applicable specifically for: UD Land Site & Vivekananda Market Site.

7. Technical Requirements

For a smooth registration process, do not use a mobile phone browser to register or book a flat.

  • The system is optimized for Desktop/Laptop use. Using a mobile device may result in transaction failures or data errors.

8. Payment Modes

The booking amount may be paid using the following digital methods:

  • Accepted: UPI, Net Banking, ATM / Debit Card (Visa/RuPay).
  • Not Accepted: Master Card is currently not supported.

9. Cancellation & Refund Policy

Strictly Non-Refundable: Please be advised that no refund of the booking amount will be available upon the cancellation of a booking under any circumstances.
